These are Our Rules and Regulations: These specifics are in place to protect our homeowners and their(our) property. Also, general charges for potential requests (ie. Checkin times) Please note: these fees may be assessed upon inspection and report from our turnover team. They will photograph and send their report to us. We will contact you with any issues. We will not assess fines unless warranted. We will pursue all claims through the proper booking channels if an issue occurs. Our goal is to provide great service and a great experience. These fees are listed to protect us and our homes from vandalism and keeping our neighbors safe. 1. Early Checkin - $40 for up to 2 hours early check-in (4pm) 2. Late Checkout - $40 for up to 2 hours after checkout (10am) 3. No Smoking – Minimum $150 charge for smoking plus any additional charges 4. Extra Trash Fee – Guests are expected to bag their trash properly before leaving. Anything over a 50gal. contractor bag may be assessed a $20 trash removal fee for each contractor bag filled. Pricing is based on off trash removal service. Photo documentation will be provided for extra charges: a. Terms apply for stays of 2 days or less. b. 50 Gal. Contractor bags hold 3-5 kitchen bags. c. Groups of 7+ get a second 50 gal. contractor bag per stay d. Groups of 14+ get 3 50 gal. contractor bag per stay 5. No Unauthorized Guests Allowed – You are not permitted to have guests that are not listed in the reservation. Special situations (ie. Local friend stopping by) need to be communicated with your host. You are responsible for each guest not cleared by the host. $40/person over the reservation amount in the home. 6. No Parties – we do not authorize parties at our home. Noise complaints from neighbors, having unauthorized guests that cause damage or “trashing” the home may result in fines up to $450. 7. Noise Levels - Please be kind and neighborly to the people living around the home. Keep noise levels low at all times and please keep quiet hours of 10pm – 6am

Our group of 7 really enjoyed the stay at Liam's place. It is in a fun neighborhood with lots of options for shopping and dining, and walking distance to all the main sites and attractions Philly has to offer. Liam and Mike were both very responsive and helpful. Highly recommended!

Thanks for everything, Liam! we wanted a little getaway for a bachelorette meetup in Philly. this is an amazing location! Liam was so accommodating with check in and out times, and we so appreciated it with everyone coming into the city from all over PA and the US. The stay was gorgeous, all the rooms have amazing closet space and are huge. the host is responsive and was super understanding when we had to extend our late checkout bc of really bad traffic coming back to the location. I would absolutely recommend this spot to anyone that needs a roomy booking with great amenities. thanks again!

Liam and Michael were both fantastic hosts. Their place is kept in very good condition and was the perfect size for my group of 6 people. They also granted us a last minute late checkout request on our last morning, which we greatly appreciated. My group had a great experience staying at their home.

Liam’s place was great. Host called on day of check in, room was ready early and we were able to get in before check in time. Clear instructions on how to get in and get around. It can be noisy at night on the master bedroom as it is right above a busy street but there is a room in the back that was great and not noisy at all. Definitely recommend staying here with a group, safe area.

We had a last minute issue with another airbnb and were moved to Liam and Mike's place, so we were all very grateful they helped us in a pinch! The location is right on South St and, unfortunately, on our first night there were loud alarms going off intermittently all night in another building. This was not the fault of our hosts, but certainly the potential for noise is something to consider when booking (note: the second night this was not a problem). The common space was very comfortable to lounge in and conducive for a small group. However, the kitchen was sparsely stocked... after a long night of not sleeping, we were disappointed to find coffee beans but no grinder to make coffee! Overall, this is a good place for groups in a convenient location, though a bit noisy and could be better supplied!

The place was exactly as described and as shown in the photos. I am extremely picky in saying the was clean but some items felt out dated such as old towels in the bathroom and a stained towel in a closet. We also couldn't find a few basic kitchen items for example a baking sheet or didn't have enough drinking glasses for 8. The beds were comfortable and there was plenty of space for 8 to sleep. Overall, it was worth the price for the convenient location.
